South Florida’s housing market is sending two messages at once.

Overall sales are softening. At the same time, the ultra-luxury tier is gaining altitude.

That split is reshaping where affluent buyers are looking across Miami-Dade, Broward, and Palm Beach counties. For buyers with substantial liquidity, the question is no longer simply, “What is available?” It is:

Which properties offer scarcity, resilience, privacy, and lasting value?

This fall, the strongest interest is concentrating around five themes:

  • Trophy estates priced at $10 million and above
  • Waterfront and limited-supply land
  • New-build and branded residences
  • Cash-heavy transactions supported by global wealth
  • Modern buildings with clearer capital planning

Older luxury condominiums, meanwhile, are facing a more complicated equation: special assessments, insurance costs, structural compliance, and uncertain future expenses.

Part One: The Market Is Becoming More K-Shaped

The broader South Florida market is not moving in one direction.

Miami-Dade total home sales declined 1.1% year over year in August, while Broward sales fell 4.5%. Higher borrowing costs, insurance expenses, and condo-related concerns continue to slow many buyers.

But luxury is behaving like a different asset class.

Miami-Dade $1 million-plus sales rose 15.5% year over year in July, while Broward transactions above $1 million climbed 22.6% in August. West Palm Beach luxury sales increased 43.9% year over year in July, according to Redfin data summarized by several market reports.

According to the South Florida Luxury Sales Report from MIAMI Realtors, high-end single-family and condominium activity remained resilient through the first quarter.

The takeaway: A market-wide sales dip does not automatically create a bargain in the trophy tier. Unique assets can still command a premium because there are fewer of them, and wealthy buyers are often competing with cash.

Part Two: Trophy Sales Are Setting the Tone

South Florida recorded 361 residential sales above $10 million in 2025, the second-highest annual total on record. The 2026 pace is even more notable.

By late summer:

  • Miami-Dade had recorded approximately 194 sales at $10 million and above
  • Palm Beach County had reached approximately 170 sales at $10 million and above
  • Approximately 88% of $10 million-plus sales in the first half of 2026 were cash
  • Miami-Dade sales above $30 million reportedly more than doubled during the first half of the year

This is not ordinary “luxury.” These are scarcity-driven transactions involving private waterfront estates, assembled parcels, architecturally significant homes, and residences with exceptional privacy.

For buyers, the pricing lesson is important: a trophy property is not valued only by square footage or price per square foot. Land, access, view corridors, dockage, privacy, architecture, security, and replacement cost all influence value.

Ask yourself:

  • Is the property genuinely difficult to replicate?
  • Could another buyer acquire a comparable site nearby?
  • Does the home have practical resilience, not just visual drama?
  • Is the location protected by meaningful barriers to entry?
  • Would the property remain desirable if the market became less emotional?

Face fears with facts. In the ultra-luxury market, a detailed property review is more valuable than a headline about record sales.

Part Three: Where the Strongest Buyers Are Looking

1. Waterfront estates and scarce land

Direct waterfront remains one of South Florida’s most recognizable stores of wealth. Yet sophisticated buyers are becoming more selective about the waterfront itself.

They are evaluating seawalls, elevation, flood exposure, insurance availability, dock condition, storm resilience, and access to major airports and business centers.

In some neighborhoods, buyers are also looking beyond the traditional oceanfront address. Larger dry lots, private gardens, indoor-outdoor living, and flexible guest accommodations can now compete strongly with a smaller waterfront home.

Review the developer’s record, delivery timeline, association budget, reserve funding, rental restrictions, insurance program, and resale competition before committing.

Pro Tip: For a branded residence, compare the total annual ownership cost, not only the purchase price. Include association fees, taxes, insurance, parking, club memberships, furnishing packages, and anticipated assessments.

3. Palm Beach County’s expanding luxury corridor

Palm Beach Island remains globally recognized, but top buyers are also considering West Palm Beach, Palm Beach Gardens, Boca Raton, Delray Beach, and Jupiter.

The appeal is broader than price. Buyers are weighing:

  • Access to private aviation
  • Cultural and culinary amenities
  • Estate-style land
  • Golf and marina communities
  • Lower-density neighborhoods
  • Proximity to business networks
  • A more relaxed daily rhythm

The result is a wider definition of “prime South Florida.” For some buyers, the right property is not the most famous address. It is the address that best supports the family’s lifestyle and long-term wealth strategy.

Part Four: The Older Condo Assessment Test

Not every luxury condominium is benefiting from the same momentum.

A September 2026 analysis found that 1,890 of 10,157 active Miami condo listings disclosed a special assessment. Among listings that answered the assessment question, that represented approximately 23.7%, roughly one in four.

Older buildings may face pressure from:

  • Structural repairs
  • Reserve requirements
  • Insurance premiums
  • Concrete restoration
  • Roof and balcony work
  • Hurricane protection upgrades
  • Deferred maintenance
  • Rising labor and material costs

This does not mean every older building is a poor purchase. It means the due diligence must be deeper.

Before purchasing, request:

  4. Meeting minutes
  5. Engineering and inspection reports
  6. Insurance declarations and deductibles

A lower purchase price can become appalling quickly if the building has underfunded reserves and a major repair plan ahead.

Newer luxury towers may command higher entry prices, but buyers often perceive value in more modern systems and greater clarity around near-term capital expenses.
